The Winter months are here and the Winter weather will soon be following. Whether you will be away for months, weeks or just a few days the following recommended steps could help prevent a problem while you are away:
* Maintain the heat in your Unit/Home at a minimum temperature to prevent your place from freezing up. If you have an alternative heat
source, such as electric baseboards, they should be set at the same minimum so they will take over should the furnace fail.
* Place a Winter Watchman device in a prominent place such as a window facing the street so that it can be seen by a neighbors,
Caretakers, or Management Company. A red light will be triggered by a loss of heat. When you are going to be away and your
Winter Watchman is in place make sure to advise whomever is watching your Unit that you will be away. In addition make sure to provide
them with any and all emergency contact information to be used on your behalf should they notice that the Winter Watchman has been
triggered or if the Unit is entered and the heat is found to be off.
* Spaces with pipes running through them should have their cabinet doors left open.
* Your fuel (Oil or K-1 if using a monitor) should be on automatic delivery.
* Contact the Water Company to have the water shut off at the street outside your Unit.
* Make sure your ice maker and dishwasher are drained as they both hold water and are made of plastic parts that can freeze and crack.
If they do, you most likely will not know until you have the water turned back on.
* Depending on your length of time away you may want to consider draining any non-vital water pipes as much as you can and consider
adding a small amount of non-toxic antifreeze in the sink drains, bath drains, and toilet bowls.
